What is P.A.M. and how did it come about?

P.A.M. stands for Property Advisory Mentorship. It’s founder is Pamela Gayle, a former school teacher. P.A.M. evolved whilst attending a year-long Black History and Studies course run by Robin Walker, who is known as “The Black History Man”. Robin Walker is the UK’s most pre-eminent African scholar, lecturer, consultant and author. He encourages his students to develop their passions to benefit the Black community.

Why is the price of the course so cheap?

Two reasons. P.A.M.’s prices are introductory. P.A.M. wishes to facilitate economic empowerment and growth via property investing within the Black community in order to generate intergenerational wealth. So the course “How to Safeguard Your Future Through Property” and mentoring prices are not prohibitive for those wishing to attend.

What makes P.A.M. different from other property courses?

Eight reasons. P.A.M.’s prices are reasonable. P.A.M. has real, ordinary experiences. P.A.M. has relevant accredited qualifications. P.A.M. combines some aspects of Black History to our present day property investing experiences. P.A.M.’s course takes place in-person. P.A.M. is not selling a “dream” or “status”, but reality. P.A.M. is a qualified teacher of 25 years, who wrote and designed all the course materials.

How do I know that P.A.M. is genuine?

P.A.M. shows property deeds, title registers, certificates, qualifications, photos, and various other documents. You can read real reviews from previous course participants on P.A.M.’s website. As a qualified teacher, P.A.M. is a thorough proponent of “fun”. So she has designed Week 5 to be our Rum Punch Fun Day Out, by viewing one of her properties. P.A.M. practices what she preaches.

What is BTL? How do banks lend money for investment purposes?

BTL stands for Buy-to-Let. These are mortgages (loans), only designed for letting properties (from 1996). If the rent covers 125% or 145% of its repayments, and you are credible, then you can get a BTL mortgage.

What types of strategies does P.A.M. cover?

BTL and Renovations are sustainable. HMOs, serviced accommodations, auctions, off-plan, overseas or anything else are not included. If you are passionate about these, P.A.M. would be happy to hear from you.

Do you give written and printed materials during the course?

Yes! Every week. Please make notes on your handouts if you want to discuss anything with P.A.M. relevant to your particular individual circumstances for future mentoring sessions.

Is this an on-line course?

No. It’s in person, face-to-face, so you can meet and network with other like-minded individuals.

Why do you include Black History in a property investing course?

Historically, it is important to know why our community are in the position that they are in now, how it happened and the legacies for us today. This is encapsulated in P.A.M.’s choice of logo – the Sankofa Dua. Knowing the past can help us today. Property is the medium by which we can engage in networking with the aim to lessen the effects of discrimination and generate intergenerational wealth.

Do I have to have a property already to join the course?

No. BTL involves financial literacy and credibility which applies to other areas of life as well. P.A.M.’s main problem has been raising the minimum of 25% deposit on a moderate income, being a single parent with little savings and living in London! Join the course, “How to Safeguard Your Future Through Property”, to learn how to overcome such issues.

Does P.A.M. offer properties to course members?

No! P.A.M. is purely educational. No catches nor hidden clauses nor any “get rich quick” platitudes or complicated structures. Just the opportunity to learn as part of the Black Economics Studies section of Black History which encourages financial literacy, entrepreneurship and setting up businesses.

Is there any upselling? Will I have to purchase another “exclusive” course to get into property?

No! P.A.M.’s course does not cost thousands and yet you will have the fullness of P.A.M.’s experiences and accredited education. P.A.M.’s mentoring is PAY-AS-YOU-GO, and does not cost thousands, not even hundreds whatsoever. P.A.M. works in conjunction with CSEP, a registered charity, the venue for the course.

What is CSEP?

CSEP stands for Croydon Supplementary Education Project. It is a registered charity and supports young people through mainstream school topics, through career and educational opportunities since the 1980s. They also provide heritage events and Black Studies throughout the year. Their mission is to empower members of the BME communities through academic and cultural education. P.A.M. is held at CSEP.

Can it go all wrong?

Yes! P.A.M. focuses on integrity, transparency, honesty, taking actions and ethical behaviors which creates sustainable financial fulfilment. It’s not a ‘Get Rich Quick’ scheme. If you believe that, then it will go all wrong, sooner or later!

I worry about getting into a lot of debt? Am I wrong?

Yes! You can get into a lot of debt, but it is “good debt”, because your renters pay the debt (mortgage).

How will I get the best renters?

Avoiding anti-social behaviour, complaints, rent arrears and voids are dealt with as an introductory topic on the course. Check Eventbrite for the next course dates on “How to Safeguard Your Future Through Property”.

What happens if the property market goes into a recession again?

Nothing! If you have property, just wait it out. If you are buying, you’ll get a bargain.

But interest rates are rising? Is it worth it?

Yes! P.A.M. remembers when interest rates were over 15%! People were still buying BTL and residentials back then. Today, you must buy well and raise rents annually. It is still worth it despite rising interest rates.

What about the cost of living crisis?

People will always need somewhere to live. You can’t “do without shelter” as you can with groceries, clothes, furniture or the latest gadget. Providing a well-insulated, energy efficient home, supports renters in paying less in energy bills so they can focus their finances elsewhere.

Can I keep my day job or is property investment a full time job?

Yes! Initially the research, sourcing, buying, tenant find are intensive and can be done during your spare time. Once it’s set up correctly, there is a minimum amount of legal annual maintenance. Property investment, can also be full time once you have enough cashflow to replace your P.A.Y.E. income.

Can I give up my P.A.Y.E. job?

No! You need an income for your first BTL property or a large deposit or a large inheritance or a very high paying job. Banks need to see how you will afford to pay both the BTL mortgage and your own residential mortgage or rent when there are no renters in your BTL property.

I’ve got really bad credit; I’m mean really, really bad? Is it worth me joining the course?

Yes! It’s all about your future financial literacy which you can start to change today. You’ll learn what the banks want and how to go about it. P.A.M. recommends getting your credit file from Experian and Equifax.

Can you provide me with a mortgage broker, a conveyancer, a surveyor etc?

Maybe! Only if you have the deposit, are credible and ready. Then you may gain access to FCA regulated team that P.A.M. deals with. Available with those on mentoring sessions.

I don’t understand something? Can I get more advice?

Yes! P.A.M. has a mentoring webpage which details what is involved. Once you have attended the course, you may understand whether we have compatible personalities and if P.A.M. could be your mentor.

Will I get a refund if I can’t attend a session? What if I change my mind?

No! There are no refunds under any circumstances as there are only a few places available on each course. You can join the session that you missed on the next available course.

What ages are allowed on the course?

All ages over 18. Don’t think that you are too young or too old. It’s never ever too late! You have friends and family of all ages that you can encourage to become financially literate and eventually financially free from attending this course.
